A Transit-Oriented, Mixed-Use Rental Development in Garneau
ONE12 is a 13-storey, mixed-use residential development in Edmonton designed to maximize density while maintaining a timelessly modern aesthetic. Located across from the University of Alberta Hospital, the project brings 217 purpose-built rental suites and 9,000 ft² of commercial retail space to one of the city’s most walkable neighbourhoods.
ONE12 was designed to fit seamlessly into the neighbourhood and make the most of its available space. The two towers are set back from the street to blend with surrounding buildings, while the ground level features shops and services that create a lively, pedestrian-friendly streetscape. A shared central core connects the towers, making the building more efficient and practical for residents. The project received city approval with minor adjustments, supported by the City of Edmonton and the local community.
