Homes designed for connection, resilience, and the everyday rhythms of family life.

In Londonderry, community is more than a backdrop—it’s the foundation. Located in a family-focused neighbourhood, the Londonderry Mixed-Market Housing brings together affordable and market homes without distinction, creating a place where families of all kinds can grow, connect, and belong.

This award-winning project reimagines what inclusive housing can be. Tripling the number of homes on an existing social housing site offers more families a safe and welcoming place to call their own. From the beginning, we listened closely to residents, hosting workshops and conversations that shaped the design and built trust. That collaboration is reflected throughout: adaptable and accessible homes, barrier-free units, and common spaces where neighbours naturally come together.

The design itself invites connection. The distinctive ‘X’ configuration opens to the surrounding neighbourhood through two large courtyards while a shared atrium at the centre serves as a hub for gathering, support programs, and everyday moments of belonging. Thoughtful, sustainable design ensures the building is not only resilient but also warm, comfortable, and deeply rooted in its community.

The Londonderry Mixed-Market Housing shows how affordable housing can be more than shelter. It can be a place where design nurtures connection, where diversity is celebrated and where families—whatever their shape—find both comfort and community.

“This is fantastic work. It really is a community you're building here.”

- Don Iveson (former Edmonton Mayor)
