Downtown living that will leave you wanting more.

At 20 storeys, Chocolate Condos was the first large redevelopment project on the 1st Street corridor in SW Calgary and its tremendous success helped kick-start the renewal of the area. The 163 residential units, made up of six typical floor plans, were priced and marketed for first-time buyers. Designs were simple and contemporary with an edginess that appealed to a younger market. In addition to the individual units, the project also included three commercial units at street level, below-grade parking, and a landscaped rooftop terrace for all residents to share.

The project’s contribution to 1st Street’s redeveloped streetscape and the urban fabric was a critical consideration. Incorporating full height glazing for the commercial units and entry, subtle curves, bold balconies, and human-scaled elements created an enjoyable experience of the street for neighbourhood residents and helped create an area that is increasingly a destination within the downtown core.
