

N3 began with a simple but ambitious question: What if we designed a home for people who want the city itself to be their front yard, backyard, and daily landscape? Knightsbridge Homes wanted to create a high-density tower tailored to first-time buyers and urban professionals—one that embraced walkability, transit, and community over car dependency.



To meet that vision, we designed a 15-storey mixed-use building that puts people first. The project prioritizes compact, efficient living with one- and two-bedroom homes averaging 500 square feet, proving that small spaces can still feel thoughtful, bright, and highly livable. At street level, transparent retail fronts and an active public mews connect N3 to the historic St. Louis Hotel, weaving the building into the daily life of East Village.




N3 is Calgary’s first major condominium built with no vehicle parking. Instead, it offers a dedicated underground bicycle storage level, encouraging residents to move through the city on foot, by bike, or by transit. Each suite features energy-efficient heat recovery ventilation, while communal outdoor spaces create opportunities for residents to gather, connect, and enjoy fresh air—an amenity that proved especially meaningful in recent years.



Delivered through close coordination with the construction team, N3 has become a model for sustainable, transit-oriented living. It sold quickly to buyers seeking affordability without compromise and helped strengthen East Village as a vibrant, connected, forward-looking neighbourhood.
