Parkdale ONE began with a simple but powerful idea: that everyone deserves a safe, comfortable, and well-designed home—regardless of income. 

Civida wanted more than new affordable housing; they wanted a community where families could put down roots, grow, and stay, even as life changed around them.

We responded with a mixed-market model that treats every resident with the same level of care. All 70 homes—whether affordable or market-rate—share identical layouts, finishes, and amenities. Family-friendly three-, four-, and five-bedroom units offer space to settle in, while angled balconies and privacy screens give residents generous views without compromising their sense of home.<o:p></o:p>

A shared entry courtyard brings neighbours together and connects directly to multi-use trails and the Stadium LRT Station, creating a walkable, transit-oriented place to live. The fully barrier-free site includes seven universally accessible homes, ensuring Parkdale ONE welcomes people of all abilities.<o:p></o:p>

Built to last, the hybrid concrete-and-wood structure uses heavily insulated walls and durable white aluminum shingles. These choices support long-term energy savings—13.6% below NECB 2011—and reduce CO₂ emissions while keeping maintenance low.
